Corridor
Infrastructure Investment Intelligence

Anyone can plot the gauges, the grants, and the plats. Corridor reads them — where infrastructure capacity is about to unlock or gate land value, and on what clock.

What Corridor Does

The public record already tells you where the next wave of development will land. It is just buried in the wrong format.

Federal grant awards, state DOT programs, municipal capital plans, water and wastewater capacity, bond issuances — the signals that decide which ground re-prices are all public. What’s missing is the reading: the translation from raw award data into an investable thesis with a direction and a window.

Corridor is built from inside the industry that runs this infrastructure. We connect the capacity constraint to the parcel, and the permit trigger to the clock — the interpretation layer between SAM.gov and the site.

From Public Data to a Read
01 · Ingest
The Record

Federal awards, DOT capital programs, water & wastewater capacity, bore logs, and monitoring data — pulled from the open record, at scale.

02 · Model
The Atlas

A live infrastructure atlas of the corridor, every layer carrying its confidence tier out loud — solid signal separated from noise.

03 · Read
The Thesis

Corridor-level signals — unlock, constraint, watch — each with a grade, a time window, and the infrastructure fact that drives it.

Treasure Valley Infrastructure Atlas

A live open-data map of the Boise metro’s infrastructure — water monitoring, subsurface bore logs, aggregate sources, and more — read against three corridor-level signals: the SH-16 unlock, the South Meridian / Kuna sewer constraint, and the Nampa / Karcher watch. Toggle any layer, click a signal to fly to it. Confidence tiers stated, not hidden.

14-Metro Flow Observatory

The national read: 14 metros joined across three altitudes — federal fiscal flows (USAspending), the tax & liquidity regime (Treasury DTS), and the built-world permit pipeline (Census BPS). Where inertial federal money keeps climbing while permits roll over, the Observatory flags a late-cycle divergence — a relative-value candidate, graded and dated. Keyless open data, sources stated.

Custom Research

The free atlas is one corridor. We build the same read — ingestion, atlas, and thesis — for a specific market, program, or thesis on a commissioned basis for developers, funds, and land investors.
